Located approximately 40 miles south of Winslow, atop Arizona’s Rim Country, Dutch Joe Ranch encompasses more than 600 acres of developed land in Coconino County. The property includes substantial equestrian, residential, water, and infrastructure assets, positioning it as one of Northern Arizona’s most unique large-scale redevelopment opportunities.
Chiappetta’s presentation will outline a comprehensive, phased plan to transform Dutch Joe Ranch into a Center of Excellence for Trauma-Informed Care, Workforce Development, Environmental Stewardship, Disaster Preparedness, Sustainable Agriculture, and Eco-Tourism. A Strategic Economic Opportunity for Winslow. Winslow’s leadership has expressed a strong interest in new affordable housing development and business growth initiatives in the region. The Dutch Joe Ranch initiative is designed to serve as an anchor project — stimulating economic diversification, job creation, and regional investment across multiple sectors. The project’s five-year strategic plan projects full operational build-out by 2030, with annual revenues targeting $30 million and service capacity exceeding 15,000 participants per year. Estimated Economic Impact for Winslow & Coconino County Based on phased development projections and anticipated program scale, Dutch Joe Ranch is expected to generate 50–100 direct and indirect jobs during renovation and early operational phases; more than 100 full-time and contract positions at maturity; and $3–7 million in annual regional spending impact within the first three years. At full operational capacity, projected year one annual revenues approach $10 million, much of which is expected to circulate within Winslow and Coconino County through payroll, procurement, services, and tourism-related spending. Outreach to Flagstaff and Navajo County, along with Northern AZ University and several tribal leadership groups, is underway.
Partnership with Winslow & Coconino County Chiappetta’s March 4th presentation will emphasize public-private collaboration, local contractor engagement, housing and workforce partnerships, and opportunities for small business participation. Chamber members, civic leaders, business owners, and media representatives are invited to attend.
